How Is Stamp Duty Calculated in Australia?
Stamp duty (also called transfer duty) is a state government tax paid when you purchase property. The amount varies by state and territory and is calculated on a tiered basis -- higher-value properties attract higher marginal rates. Stamp duty is typically payable at settlement or within 30 days of signing the contract, depending on the state.
Each state and territory sets its own rates and thresholds. Some states, like Queensland, exempt the first $5,000 of the purchase price, while others, like Tasmania, apply a minimum duty of $50. Victoria and the ACT have more steeply graduated scales, particularly for premium properties above $1 million.
Stamp Duty for Investment Properties
Investment properties do not receive the first home buyer exemptions or concessions available to owner-occupiers. The rates shown in this calculator reflect general (non-concessional) transfer duty applicable to investment purchases. If you are buying as a foreign purchaser, additional surcharges apply -- currently 8% in Victoria, 8% in New South Wales, and 7% in Queensland. These surcharges are not included in the figures above.
Stamp duty is a significant upfront cost when building a property portfolio. Unlike ongoing expenses such as interest or management fees, it cannot be claimed as a tax deduction and is not depreciable. However, it forms part of the property's cost base for capital gains tax purposes, reducing your CGT liability when you eventually sell.
